The problem

What actually goes wrong.

Renovating a house you are not living in is a management job, not a design job. Trades need access, decisions, and someone on site who will notice that the tile was set to the wrong layout on Tuesday rather than at final walkthrough in March. Absent that, the schedule drifts, the trades wait on each other, and the work that gets covered up stays covered up.

Most owners end up managing it themselves by phone from another state, adjudicating between subcontractors they have never met, on a project they cannot see. It is the single most common way a good property gets a mediocre result at a premium price.

The protocol

How the work is done.

We act in your interest and only yours. We are not a contractor, we do not hold a Florida contractor's license, and we do not perform, direct, or supervise the construction work itself. We do not take a margin on the trades or accept a referral fee from them, so our judgment about a contractor's work stays worth something. Every trade you engage contracts directly with you and is responsible for its own workmanship, code compliance, and permits.

    Scope and definition

    Before anyone is invited to bid, we walk the property with you and write down what is actually being asked for, in enough detail that three bidders are pricing the same job. Most cost overruns are scope failures, not contractor failures.

    Sourcing and vetting

    Licensed and insured contractors with verifiable coastal work. We confirm licensure and insurance directly with the state and the carrier rather than accepting a photocopy, and we check references on projects of comparable scope.

    Bid comparison

    You receive a written comparison of bids normalized to the same scope, with exclusions and allowances made explicit, and our recommendation with the reasoning behind it. The decision, and the signed contract, are yours and the contractor's.

    Access and site presence

    We provide site access, so no keys circulate and no lockbox sits on your door for four months. We are on site at the milestones that matter and unannounced at some that do not, documenting the work with photographs before it is covered. Directing the work itself remains the licensed contractor's responsibility.

    Progress reporting

    You receive a dated report at an agreed cadence: what was completed, what is next, what is behind and why, photographs, and any decision we need from you, consolidated so you are not fielding four separate calls.

  6. 06

    Closeout

    Punch list walked and tracked to completion with the contractor of record, warranties and manuals collected, permits confirmed closed with the county, and the complete project record filed in your archive.

    The same scope priced by qualified bidders, with exclusions surfaced rather than buried, and a written recommendation.

  • Photographed progress reports

    Dated documentation at an agreed cadence, including photographs of work before it is closed up, which is the only time that record can be made.

  • Verified credentials on file

    Licensure and insurance for every trade on your property, confirmed at the source and held in your archive.

  • A closed, documented project

    Punch list completed, permits closed with the county, warranties collected, and the whole record retained.

Project oversight is a separate engagement at every tier, quoted as a percentage of project value or a fixed fee and agreed in writing before work begins. Members are quoted at member rates.

What owners ask first.

Are you a licensed contractor?
No. We are not a general contractor and do not hold a Florida contractor's license. Every trade on your property is licensed and insured in its own right and contracts directly with you. Our role is sourcing, vetting, coordinating access, and documenting the work, not performing or directing it.
Who is responsible for the construction work itself?
The contractor you engage is responsible for workmanship, code compliance, permitting, and the schedule of their trade, under the contract you sign directly with them. We coordinate access, keep the bid comparison and progress record, and are on site to document, not to supervise the trade's means or methods.
