Interior design
The house is finished before you arrive.
Concept, specification, procurement, and a managed installation for coastal residences, run by the firm that already holds the keys and knows the building.
The problem
What actually goes wrong.
Furnishing a second home from another state is a logistics problem wearing a design problem's clothes. Lead times run months. Deliveries arrive on a weekday with nobody to receive them. A sofa is left in a garage for six weeks in Florida humidity, and what comes out is not what was ordered.
The specification itself is the other half. Salt air, ultraviolet exposure, and a house that sits closed for months are unforgiving of finishes chosen for a showroom in a dry climate. Unlacquered brass, untreated linen, and the wrong veneer look correct on a sample board and fail within a season on the coast.
The protocol
How the work is done.
- 01
Brief and survey
A walk of the house with you, measured and photographed. How the property is actually used, who stays in it, when it sits empty, and what you already own that is staying. Nothing is specified before this is written down.
- 02
Concept and space plan
Floor plans, elevations where they matter, and a material direction presented as a single coherent scheme rather than a mood board. You approve the direction before any procurement begins.
- 03
Specification and budget
Every item scheduled by room with model, finish, lead time, and price, held against an agreed budget. Coastal suitability is a line item, not an afterthought: finishes are chosen to survive salt, humidity, and long vacancies.
- 04
Procurement and tracking
Orders placed, acknowledgements confirmed, and a live schedule of what has shipped and what has slipped. You receive the same dated reporting you receive on a project, so the wait is visible rather than silent.
- 05
Receiving and installation
Deliveries are received, inspected, and stored on our authority, not left at a door. Installation is scheduled as one event where possible, so the disruption to the house is measured in days.
- 06
Styling and handover
The house is styled, cleaned, and photographed in its finished state. You receive the photographs and the complete specification record before you next walk through the door.
What you receive
The record you are left with.
A documented specification
Every item, finish, and dimension recorded by room, with the reasoning for coastal-durable selections, retained in your archive alongside your condition reports.
A budget held in writing
Costs tracked against the approved schedule, with variations brought to you for a decision before they are incurred.
Received, inspected, installed
Freight received and examined on arrival, damage claimed immediately rather than discovered at installation, and storage handled between delivery and install.
Photographs of the finished house
The completed rooms documented in the same standard as every other report, so what was delivered is a matter of record.
Interior design is engaged per project, quoted as a fixed design fee or a percentage of specified value and agreed in writing before work begins. Members receive scheduling priority and installation oversight under their existing plan.
Common questions
What owners ask first.
- Do you take a margin on furniture and fixtures?
- We disclose our basis before the engagement begins and hold to it. Where trade pricing is available, the terms are stated in writing so you know exactly what is being charged and on what.
- Can you work on a house I am not able to visit?
- Yes. That is the ordinary case. Approvals happen against drawings, samples couriered to you, and photographs from the property, and the installation is documented so you are not seeing the result for the first time in person.
- Do you handle renovation work as part of a design engagement?
- Where a scheme requires construction — millwork, lighting, finishes, or anything structural — it runs under our project management protocol: the same bid comparison, documented site visits, and close-out record-keeping, performed by contractors licensed and insured in their own right and contracted directly with you.

The next step
Begin with a conversation.
Every engagement starts the same way: a conversation about the property, a walkthrough, and a written care plan before any commitment. If we are not the right firm for your estate, we will tell you that.
We respond to every request within one business day.
