What you receive

Every visit ends in a document.

After each visit you receive a condition report: a dated checklist, photographs of anything worth seeing, notes in plain language, and a clear list of what we have handled and what needs your decision.

Nothing is verbal. Nothing is assumed. If a question ever arises with an insurer, a buyer, or an advisor, the record already exists.

    Experience

    Coastal property fails in specific, predictable ways: salt at the hardware, humidity in a closed house, water at a failed seal, wind at the weakest opening. We inspect for what actually goes wrong here, not for a generic checklist.

    Proactive Care

    The purpose of a scheduled visit is to find the small problem while it is still small. A misaligned irrigation head is a ten-minute call in November and a stucco repair in March. We are paid to notice.

    Personalized Service

    Every property gets a written care plan built around how you use it, when you arrive, what systems it runs, and who else is permitted on site. You deal with a steward who knows the house, not a dispatcher.

    Professional Standards

    Every visit follows the same written protocol, performed by the same steward. Our coverage is being placed; no engagement begins at a property before a current certificate is in the owner's hands.

Hurricane season is open

The work that matters was done in May.

A named storm gives you seventy-two hours, and by then the shutter crews are booked, the fuel lines are long, and flights south are full. Owners who are out of state have less time than that.

Our storm protocol begins in the spring, with a documented readiness assessment of the structure, the openings, the generator, and the grounds. When a system forms we work a pre-landfall route in priority order. When it passes we are on the property with a camera before you can get a flight.
