Our beginning

A need worth answering well.

Luxury Shoreline began with a simple conviction: significant homes deserve care conducted with the same professionalism, honesty, and accountability their owners expect in every other serious matter. Joseph and Ester Jacobs saw a clear need along Florida's coast for a service that did more than react to problems. Owners needed disciplined oversight, consistent communication, and people who would treat each property as a stewardship entrusted to their care.

Their approach is shaped by the Christian belief that all honest work is performed before God and for the good of one's neighbor. Scripture calls us to “aim at what is honorable not only in the Lord's sight but also in the sight of man” (2 Corinthians 8:21). At Shoreline, that means telling the truth, keeping commitments, exercising discretion, documenting carefully, and doing what is right even when no client is present to see it.

Joseph brings an operations-first discipline to Shoreline. His experience encompasses luxury property operations, preventive maintenance planning, detailed inspections, building systems, exterior care, vendor coordination, project oversight, emergency preparedness, and practical troubleshooting. This breadth allows him to see a property as an interconnected whole rather than a collection of isolated tasks. He combines technical judgment with quality control, operational efficiency, clear communication, and strict confidentiality—qualities that matter when an owner must depend on accurate information and careful decisions from a distance.

Ester brings design intelligence and a hospitality-centered understanding of how a luxury home should look, feel, and function. Her capabilities span interior design and styling, space planning, finish and material selection, furniture and décor, procurement, budgeting, scheduling, vendor coordination, and residential enhancement. Her eye for detail is matched by organization, attentive client service, and creative problem-solving. For Shoreline, that means protection and presentation are considered together: each property is not only carefully maintained, but thoughtfully cared for as a home.

Operating philosophy

We are paid to notice.

Shoreline exists because the gap between a fifty-dollar home watch visit and genuine estate stewardship is enormous, and almost nothing occupies it. On one side is a well-meaning person walking through a house. On the other is the standard of care an owner already receives from their attorney and their wealth manager, and has no reason to expect less of from the firm responsible for a multi-million dollar asset.

We built the firm around three commitments. Every visit follows the same protocol in the same order, because consistency is what makes an anomaly visible. Everything observed is documented in writing and photographs, because a verbal report is worth nothing to an insurer eighteen months later. And nothing is spent, scheduled, or decided on your property without your instruction.

We are not the least expensive option in this market, and we are not trying to be. We are the option you engage when the property matters more than the invoice.

Inspection methodology

The same sequence, every time.

Our inspection protocol is a written document, not a habit. It specifies the order of the circuit, the points examined in each room, the readings recorded, the photographs required, and the threshold at which an observation becomes an escalation rather than a note.

Stewards are trained against that document and their reports are reviewed. A visit where every line reads “satisfactory” with no photographs and no environmental readings is not a passing visit; it is a visit we would question.

The protocol is available in full to any client or advisor who asks for it, before an engagement begins.

Recorded every visit
Arrival and departure times, alarm state on arrival and departure, interior temperature and relative humidity, and exterior conditions.
Photographed every visit
A fixed reference frame of the property, plus every observation that is flagged for attention or resolved on site.
Escalated, never absorbed
Anything requiring a cost, a trade, or a decision comes to you with a photograph and a recommendation. We do not quietly handle things and invoice later.
Reviewed monthly
Reports are read by a second person. Trends in humidity, recurring items, and gaps in documentation are caught in review, not by you.

Insurance, licensing, and discretion

What we will put in writing.

  • Insurance

    Commercial general liability coverage and a fidelity bond are being placed and are not yet in force. No engagement begins at a property before a current certificate, naming you or your entity, is in your hands.

  • Licensing

    For any work requiring a trade license, we engage licensed contractors and confirm their license and insurance directly with the state and the carrier rather than accepting a copy.

  • Personnel

    Trained against the written protocol before any property is assigned. Your property is never handed to a subcontractor without your written consent.

  • Confidentiality

    Your identity, your address, your travel pattern, and anything observed inside the residence are treated as confidential. We do not publish client names, photograph interiors for marketing, or name properties in any material, including this website.

  • Access control

    Keys and codes are limited to named individuals on your account and never left in a lockbox on your door.

  • Records

    Every report, photograph, and vendor document is retained for twenty-four months and available to you or anyone you designate in writing, including after an engagement ends.
