This is the document a client receives after every visit, with the property, the address, and the owner redacted. Everything else is the real structure: the checklist, the environmental readings, the photographic record, and the separation between what we handled and what needs a decision.

The residence is secure and dry, with no evidence of intrusion, pest activity, or water damage. Interior conditions remain within the agreed vacancy range. Three items are open: the misaligned irrigation head, the ice maker bin, and a chafed stern line. None is urgent; all three are scheduled or recommended below. Photographs referenced above are attached at full resolution in the client portal.

Open Items & Next Steps

  1. Irrigation vendor confirmed for November 15, 9:00 AM. We will be on site to provide access and verify the repair.
  2. Appliance service recommended for the ice maker. With your approval we will schedule and oversee it before the January arrival.
  3. Stern line replacement quoted at the marine vendor's standard rate. Awaiting your instruction.
